1. Kick off the fall season at Anne Springs Close Greenway's Fall Frolic Festival. Fall Frolic on the Greenway takes place every Saturday and Sunday from October 5th-27th. 

There are going to be so many fall friendly activities for you and your family! Between the festive hayrides, pumpkin patch, four acre corn maze, hay bale mazes, pedal carts, barnyard buddies, duck races, corn crib, corn hole, and cow train... You WON'T want to miss this!!

2. Head over to Hall Family Farm and enjoy the rich history dating back to the 1920's! Once a sharecropping cotton farm, the farm has evolved into a pick your own strawberries farm. The family takes pride in planning, growing, and maintaining the farm all themselves.

Come enjoy a FIVE Acre corn maze, pumpkin picking, a musical hay ride, plenty of activities for the kids, and refreshments!

A Huge Thank You!

In my previous Facebook post, I mentioned briefly how Keller Williams Baxter Village and Team Morrell have adopted Brooklyn Springs Elementary School in Lancaster, SC as one of our local outreach programs. Brooklyn Springs is a Title 1 school, with 98% free or reduced lunch located right in our back yard.

With the donations of friends, vendor partners, and Keller Williams’ agents, we brought the gift of giving to 524 children this Christmas! Because of everyone's generosity, we were also able to raise $8,500 to send the entire 5th grade to Camp Thunderbird!

In order to attend camp, every camper needed a sleeping bag and very few of them had one. We were a bit hesitant to come back to you with another request for help so soon, but our Fort Mill community came through in a big way once again!  

Thanks to your very generous donations, we were able to quickly meet our goal of providing a sleeping bag to each of the Ninety 5th grade students at Brooklyn Springs for their Camp Thunderbird trip!

We are SO thankful for your kind and generous spirit; you’re providing an experience that these kids will never forget!

Top 10 Things to Consider When Buying a Home; Beyond the Inspection

If you think that you’ve found the perfect home, you’ll want to make sure you have proper electrical work installed, a solid and safe foundation, and a roof that’s not caving in; BUT have you thought about those factors that are not covered in your home inspection?

Sometimes it’s the less obvious factors that end up having the BIGGEST IMPACT on your day to day life! Things like… the interior floor plan, your neighbors, and the amount of natural light.  Just to name a few!

Here’s the TOP 10 THINGS to look for. HAPPY HOUSE HUNTING!

1.Room Size Matters

Make sure to consider that the size of the rooms in your home will fit you and your lifestyle. Imagine furniture placement, even bring measurements to ensure everything will fit where you want it to!

 

2.Interior Floor plan

The interior floor plan can have an ENORMOUS effect on your daily life. Walk through each room, imagining every step in your day to day routine- does the natural traffic pattern go between Dad’s seat and the television?  Are there enough ways in and out of the kitchen? Or is there a natural flow that will allow for a comfortable lifestyle?

 

3.Amount of Natural Light 

External factors such as adjacent buildings and trees & the direction your home faces can affect how much sun reaches a house & into particular rooms. It’s so important to look at window/ skylight placement, size, and amount. Filtering sunlight throughout the house can make your home feel BIGGER, BRIGHTER, and most importantly, prevent you from feeling like a caveman!

 

4.Weather Considerations

Assuming you’re buying in the Carolina's, where nothing can be finer….but it tends to get a bit balmy in the summer. Be sure to consider the following: are there shady areas with trees around your home & neighborhood?  If there’s a detached garage, is there a covered walkway to keep you dry while bringing groceries into the house?

 

5.Schools

It’s smart to consider the quality of school districts when in the home buying market whether or not you have kids. Living in a good school district not only brings BETTER teachers and HIGHER test scores, but it can also preserve home values and ensure faster resale rates in the future.

 

6.Location, Location, Location!

Why does location matter? You can’t easily move your home! When you purchase a home in a GREAT location, it’s usually makes for a solid long-term investment.

 

It’s best to buy the worst house on the best block. Why?? Because fixing up a home that needs a little TLC in a great neighborhood will give you the best return on your investment.

 

7.Number of Bathrooms

It may be fine for your children to share a bathroom when they’re small, but as I learned as the father of four girls – a peaceful morning is a rare occurrence if teenagers don’t have their own space when getting ready for school.

It’s important to consider how many people you’ll be living with& your daily routines (is everyone going to be getting ready at the same time each morning?).  Is there a possibility of an elderly parent moving in with you in the future?  Making sure you have the right amount of bathrooms in your home is ESSENTIAL.

 

8.Neighbors

BEAUTIFUL HOME, GORGEOUS NEIGHBORHOOD, and BAM! Your neighbors. Before purchasing, take a walk around the neighborhood and get to know your neighbors. Do they have similar interests, do they have similar aged children, and are they rowdy or more low-key? These are all key things to consider and can have a HUGE IMPACT on your overall happiness in your home.

 

9.It’s a beautiful day in the Neighborhood

What does your neighborhood have to offer? Have you taken a look at the amenities…pools, gym, club house? Is there nearby public transportation? Does the neighborhood border a busy highway- does this disrupt your daily routine?  Drive your morning commute before purchasing to make sure that you’re fully aware of what rush hour traffic may look like.

 

10.Do you have the right agent?  

It’s so important to take the time to choose the right real estate agent. After all, your agent should be your advocate to ensure you get THE HIGHEST PRICE for your real estate, sell in the QUICKEST AMOUNT OF TIME, and with the LEAST HASSLE POSSIBLE
